home salon installation cost

I'm a hairdresser going self employed and want to convert our garage into a small salon. one chair, a backwash basin and decent lighting. Plumbing and electrics would need running from the house. What sort of overall budget should I be looking at?

"Hi, thanks for the details. For a small one-chair salon with a backwash basin, decent lighting, plumbing and electrics running from the house, I’d expect the overall conversion to be roughly £9,000–£12,000, assuming the garage is structurally sound and there aren’t any major drainage or electrical complications.

The final cost would depend on the current condition of the garage, the distance between the garage and house, how the water and waste can be connected, the electrical supply, insulation/heating and the level of finish you’re looking for.

If you can send me a few photos of the garage, ideally showing the inside, outside and its position relative to the house, I can give you a more accurate idea of the likely cost."

"About 2500. Would you need a bay window added to the front of garage and door taken out as be looking an extra 1000"

"Partly depends on whether garage is single of double skin brickwork. Assuming double skin the walls and ceiling would be insulated and dry lined plasterboard and skimmed plastered over plasterboard. Old garage doors already removed and bricked up approximately halfway and brought in on sides to receive a upvc DG windows approx 1200mmx 1000mm.. Raised Joists and flooring boards fitted and possibly new Fire rated door and frame fitted. Electric and plumbing would have all been 1st fix run before plastering..and now final fix connections carried out.
All joinery and units fitted now inc skirting boards ready for painting and a carpet or laminate floor. Guide priced from £7250 to £10,000...for small contractor."

"Hi Pete, Its difficult to estimate costs as its unknown where the pipework for the wash basin would be run from this is for both the waste pipe and hot and hold feeds unless you install a electric shower unit then you will only require a cold water feed. There are many other aspects that must be considered when estimating, however I would give a ballpark figure of £15k."
