How to choose the right builder for a job
If you’re concerned about how to choose the right build for the job, here are some tips to help you decide.
Ask if they’ve completed a similar job. If they have, ask if they have any customer references and pictures of the finished work. This way you can get a better idea of what they can do and if it’s what you what. You’ll also find out from the customer references how they conducted themselves while on the job.
Check if they’re part of a builders association and have the correct insurance. This can be checked by asking the builders for proof, such as certificates. A more reputable builder will be part of an association and have the correct insurance too.
How much to pay a builder upfront
Never pay a builder upfront, and try to avoid giving them a deposit. There are other ways around this if that’s what a builder is asking for.
If it’s going to be a long, complex job – you may have to give them a deposit to secure their time and pay for certain materials. If you have to pay a deposit, try to pay on a debit or credit card, so you have proof of payment and ask for a receipt from the builder too. Don’t pay a deposit over 25% of the overall job cost, either.
If they need money to buy materials, buy them yourself before they start the job. That way the materials belong to you and you have a receipt for them.
If it’s a long job, make a payment plan with the builder about paying in stages after specific parts of the job have been completed.
How to check if a builder is licensed
Currently, in the UK, a builder doesn’t need a license to practice legally. However, this is likely to change in the future.
However, if you want to check if your builder is legitimate – you can check whether they’re registered with a builder association instead. To be registered with an association means that the builder has been vetted and is professional and trusted.
Ask the builder if they’re with an association, and to check yourself, you can go to the association website and check through a search engine using their company name (if they have one). The builder should also be able to prove with documentation if they are part of an association.
